Fewer Homes for Sale, Inventories Fall Sharply

It is no surprise to me that the Wall Street Journal is reporting that in a recent analysis of metro areas, inventories were found to be shrinking sharply during the second quarter.

If you are out there looking for a home or even just driving through neighborhoods, you probably have noticed there aren’t quite as many “For Sale” signs around as there were even six months ago.  It isn’t your imagination!

About 2.34 million homes were listed for sale on the MLS by the end of June, the lowest level for that time of year since at least 2007, according to Realtor.com. What’s more, some inventory levels even reached their lowest levels since the housing crisis began five years ago, which has prompted some markets to even say they’re facing a shortage of homes on the market.  The Wall Street Journal found that of the 28 major metro areas evaluated, inventory levels had dropped in all 28 – except for three. What’s more, they found that inventories had dropped by double digits in 16 of those markets during the second quarter when compared to a year ago. For example, inventories dropped in Miami by 43 percent from a year ago.

I know we are all wondering if this is just a “blip” or is this really a trend that will start to move the real estate market toward real recovery.  I think it is safe to say that nobody knows the answer to that although there are always lots of opinions!

My opinion is that if you are thinking about buying, don’t hesitate.  Interest rates are still at historical lows and it is a great time to buy!  If you are thinking of selling and have been hesitating, there is a shortage of property in many areas of our county and the right Buyer might just be waiting for a home just like yours.
