Melbourne Beach, FL is a great place to buy a vacation home!

With today’s low mortgage rates and reasonable housing prices, many people are considering buying a second home or a vacation home in or near Melbourne Beach, Florida.  It only makes sense, as Melbourne Beach is known for its fabulous weather, beautiful beaches, abundance of outdoor activities, proximity to the theme parks and attractions of Orlando, and so much more!  If you are thinking about purchasing a vacation home in Melbourne Beach, Florida, here are some things you might want to consider as you start your search for Melbourne Beach real estate:

1. Do you want a single family home, a townhome, or a condo in Melbourne Beach?  Melbourne Beach, Florida is a very popular place for vacation homes due to the many different types of homes that are available, all of which are very close to the Atlantic Ocean and the Indian River.  You may consider an oceanfront condo, a riverfront townhome, a single family home on a canal, a single family home in a gated community, a luxury oceanfront estate, a condo with Indian River views, a single family home with its own private pool… the list goes on and on!  There are so many great options for housing in Melbourne Beach, and the type of home you plan to buy is a very important aspect to consider.

The demands and costs of owning a single-family home are different than if you purchase a condo or a townhome.  Condos and townhomes typically require less upkeep and maintenance than a single family home as the buildings and common areas are mainly taken care of by the association, but the monthly fees need to be factored into your budget.  On the other hand, many single-family homes require maintenance such as lawn and pool care and upkeep that you will have to arrange to be taken care of while you are away from the home.

You should also consider the needs of your family – do you require extra space for children, will you need a fenced yard for pets, would you prefer a single-story home without stairs, do you need space to keep your boat or RV, etc.  These are just a few things to think about as you start your search for a Melbourne Beach vacation home.  As your Melbourne Beach Realtor, I can help you find exactly the type of home you are looking for, that will also meet the needs of your family.

2. Location of your Melbourne Beach vacation home – in Town or South Beaches?  Melbourne Beach is located on a barrier island and is flanked by the Atlantic Ocean and the Indian River, is bordered on the north side by the town of Indialantic, and on the south side by the Sebastian Inlet.  The “official” town of Melbourne Beach is just 1.3 square miles, but when you add in the “unincorporated” section of Melbourne Beach, the town stretches to about 17 miles long.

If you are looking for convenience to the mainland and/or I-95, the ability to walk to Melbourne Beach’s Flutie Field (yes, Doug Flutie is a resident and you may just run into him at our local Publix!), local parks and tennis courts, the Melbourne Beach Library, the Melbourne Beach Post Office, and various shops and restaurants, you probably would prefer purchasing a vacation home in or closer to the “official” town of Melbourne Beach.  The town of Melbourne Beach is popular with families, folks who work in Melbourne or are frequent airline travelers, and anyone who likes the convenience of being able to reach stores, restaurants, and other conveniences without a lot of driving.

If you are looking for quiet beaches, easy boating access to Sebastian Inlet and the Atlantic Ocean, natural surroundings, minimal noise, and just a little bit more privacy, then the South Beaches may be for you.  The South Beaches are popular with retired folks, vacationers, snowbirds, boaters, and those who work from home, as it takes just a little bit longer to get to the “hustle and bustle” of Melbourne and the surrounding areas from the South Beaches… but that is also why so many people love it there!  Vero Beach is also very accessible from the South Beaches, so you have plenty of shops and restaurants both to the north in Melbourne, and to the south in Vero Beach.

All types of homes – condos, townhomes, and single family homes – are available in both Melbourne Beach “proper” and Melbourne Beach’s South Beaches.

3. What type of view would you like – oceanfront, riverfront, canalfront, wildlife sanctuary or golf course?  As I mentioned, Melbourne Beach is surrounded by water – the Atlantic Ocean and the Indian River – so there are many options for vacation homes with spectacular views.  There are lots of oceanfront homes, condos, and townhomes available, as well as riverfront homes, condos, and townhomes. In addition to oceanfront homes and riverfront homes, Melbourne Beach has several neighborhoods with deepwater canals that lead directly to the Indian River, perfect for boaters.

If you prefer having nature right in your backyard, Melbourne Beach is home to the Archie Carr National Wildlife Refuge, which was established in 1991 to protect sea turtles and provide habitat for several other threatened and endangered species.  Many homes in Melbourne Beach border Archie Carr refuge land, so the views will always be natural and protected.

Melbourne Beach has two golf courses, Spessard Holland Golf Course and Aquarina Beach and Country Club. Spessard Holland Golf Course is owned by Brevard County, and lies just to the south of the town of Melbourne Beach.  Several single family homes border Spessard Holland Golf Course.  Aquarina Beach and Country Club is a gated community with a semi-private golf course, and single family homes, condos, and townhomes are all available in this neighborhood, which is located in the South Beaches.

4. What types of activities are you interested in?  Golf, tennis, boating, fishing, beach, kiteboarding, kayaking, stand up paddle boarding, biking, bird watching, shopping… all are available in Melbourne Beach.  When looking at vacation properties, you might want to focus on quality-of-life amenities that you and your family will enjoy. With 34 percent of vacation-home buyers eventually using the property as a primary residence, it is wise to purchase a vacation home where you will be happy both now and later, and where you will be able to find plenty of things to do while you are on vacation, and in future years.  Once you decide which activities you will be participating on most often, we can find you a home that is convenient to these activities.  Melbourne Beach has a variety of homes and communities that will meet the needs of whatever hobbies or activities on which you plan to spend your vacation time.

5. Will you rent out your Melbourne Beach vacation home?  Studies show that buyers have very different attitudes and expectations about second homes that are primarily vacation getaways as opposed to those that are purchased for investment purposes.  If you are able to first define the primary purpose of your Melbourne Beach vacation home, you’ll be able to more effectively identify the features of the home and property that matter most.  Also, be sure to research how the property’s use will impact your financing options and taxes.  Renting your Melbourne Beach vacation home may provide additional revenue,  but if the home is in use for more than a few weeks a year, it might be classified as an investment property (and not eligible for full mortgage interest tax deductions).  There are potential benefits for rented vacation homes such as deductions for property management and rental expenses.  Consult an accountant to determine which factors will impact your financial outlays most and how you can manage these responsibly (Washington Post 5/29/12).  Remember, that Brevard County regulations require rentals on properties zoned single family to be a minimum of 3 months so you will not be able to rent your single family home out for less than that unless it is located on land that is zoned multi-family.
