Breaking News: Home Prices See Record-Breaking Increase in April; New-Home Sales Highest Since 2008; Consumer Confidence Surges to 5 -Year High

A Wave of positive housing news flooded financial news wires this morning.

Data through April 2013, released today by S&P Dow Jones Indicies for its S&P/Case-Shiller Home Price Indices, a leading measure of U.S. Home prices, showed average home prices increased 11.6% and 12.1 percent for the 10- and 20-City Composites in the 12 months ending in April 2013.

From March to April, the 10- and 20-City Composites rose 2.6 % and 2.5%. All 20 cities and both Composites showed positive year-over-year returns for at least the 4th consecutive month. Atlanta, Dallas, Detroit, and Minneapolis posted their highest annual gains since the start of their respective indices.

“The 10- and 20-City Composites posted their highest monthly gains in the history of S&P/Case-Shiller Home Price Indices,” says David M. Bilzer, chairman of the Index Committee at S&P Dow Jones Indices. “Thirteen cities posted monthly increases of over two percentage points, with San Francisco leading at 4.9%.” The recovery is definitely broad based. The 2 Composites showed the largest year-over-year gains in 7 years.

In more positive housing news, the Commerce Dept said today that new-home sales increased 2.1% to a seasonally adjusted annual rate of 476,000 units – the highest level since July 2008. It was the 3rd straight month of gains in new-home sales, reflecting a continued resurgence in the U.S. housing market.

In more record-breaking news today, The Conference Board said consumer confidence in June rose to a more than 5-year high. The index rose to 81.4 from 74.3 in May, marking the best level since January 2008. The Conference Board Consumer Confidence Index® now stands at 81.4 (1985=100), up from 74.3 in May. The Present Situation Index increased to 69.2 from 64.8. The Expectations Index improved to 89.5 from 80.6 last month.

Says Lynn France, director of Economic Indicators at The Conference Board: “Consumer Confidence increased for the 3rd consecutive month and is now at it highest level since January 2008 (Index 87.3). Consumers are considerably more positive ab out current business and labor market conditions than they were at the beginning of the year. Expectations have also improved considerably over the past several months, suggesting that the pace of growth is unlikely to slow in the short-term, and may even moderately pick up.”

Brevard County employment new jobs

Brevard County, Florida jet manufacturer, Embraer, just announced a major deal with private aviation company, NetJets, that is expected to bring both jobs and money to Brevard County. With a worldwide fleet of 700 aircraft operating in over 170 countries, NetJets has hired Embraer to build 125 executive jets; starting with an initial order of 50 jets, followed by the possibility of 75 more in the future, with each plane costing around $9 million.

The assembly of the 125 airplanes will occur at Embraer’s Melbourne facility, located at Melbourne International Airport, which currently employs 230 highly-skilled workers. This new deal is expected to bring nearly $1 billion and about 200 more engineering jobs, bringing the total workforce at Embraer’s Melbourne facility to over 400 employees.

Again, great news for Brevard County and our economy! Embraer’s new deal with NetJets and the anticipation of 200 new jobs is wonderful news for the Space Coast!

For the first time in 5 years, Florida’s unemployment rate of 7.8 percent has fallen below the national unemployment rate. In fact, Florida’s unemployment rate for January was the lowest we have seen since January 2008. Governor Rick Scott explains, “We have added  more than 280,000 private sector jobs over the last two years, and as we continue to focus on greater economic growth, we will see even more jobs created.” As a result of Florida’s latest drop in unemployment, we are seeing major improvements in the real estate market, an increase in construction, new homes being built, and more people moving to Florida because of our improving economy.

Forget “improving” or “rebound”; Florida’s real estate market is “on fire”! According to Lesley Deutch, senior vice president at John Burns Real Estate Consulting, there are currently five trends occurring in Florida’s real estate market:

1. Land prices. While the price of land continues to rise quickly statewide, Orlando feels the most pressure. Deutch says she saw some submarkets where “land and finished lot prices have now surpassed peak levels.” In Orlando, she sees developers buying raw land “just to gain a position and market share.”

2. Home prices. Some communities, such as Orlando and Naples, are seeing 1- to 2-percent new-home price increases monthly, Deutch says. The hallmarks of a seller’s market have also returned, such as lotteries. She expects a 2013 price increase of at least 10 percent in many Florida markets.

3. 55-plus market. Deutch reports a 20- to 25-percent jump in potential buyers interested in active adult living, according to builders in Southwest Florida. She also notes a boost in customer traffic in second- and third-tier markets.

4. Foreign buyers. It’s more than Miami, Deutch says. While in Orlando, she visited a sales office that had three active buyers: One from Brazil, one from Germany and one from China.

5. Foreclosures. While the state has a notoriously long foreclosure process, Deutch says banks are slowly releasing foreclosures. But investors continue to buy new foreclosures shortly after they hit the market.
