Breaking News: Home Prices See Record-Breaking Increase in April; New-Home Sales Highest Since 2008; Consumer Confidence Surges to 5 -Year High

A Wave of positive housing news flooded financial news wires this morning.

Data through April 2013, released today by S&P Dow Jones Indicies for its S&P/Case-Shiller Home Price Indices, a leading measure of U.S. Home prices, showed average home prices increased 11.6% and 12.1 percent for the 10- and 20-City Composites in the 12 months ending in April 2013.

From March to April, the 10- and 20-City Composites rose 2.6 % and 2.5%. All 20 cities and both Composites showed positive year-over-year returns for at least the 4th consecutive month. Atlanta, Dallas, Detroit, and Minneapolis posted their highest annual gains since the start of their respective indices.

“The 10- and 20-City Composites posted their highest monthly gains in the history of S&P/Case-Shiller Home Price Indices,” says David M. Bilzer, chairman of the Index Committee at S&P Dow Jones Indices. “Thirteen cities posted monthly increases of over two percentage points, with San Francisco leading at 4.9%.” The recovery is definitely broad based. The 2 Composites showed the largest year-over-year gains in 7 years.

In more positive housing news, the Commerce Dept said today that new-home sales increased 2.1% to a seasonally adjusted annual rate of 476,000 units – the highest level since July 2008. It was the 3rd straight month of gains in new-home sales, reflecting a continued resurgence in the U.S. housing market.

In more record-breaking news today, The Conference Board said consumer confidence in June rose to a more than 5-year high. The index rose to 81.4 from 74.3 in May, marking the best level since January 2008. The Conference Board Consumer Confidence Index® now stands at 81.4 (1985=100), up from 74.3 in May. The Present Situation Index increased to 69.2 from 64.8. The Expectations Index improved to 89.5 from 80.6 last month.

Says Lynn France, director of Economic Indicators at The Conference Board: “Consumer Confidence increased for the 3rd consecutive month and is now at it highest level since January 2008 (Index 87.3). Consumers are considerably more positive ab out current business and labor market conditions than they were at the beginning of the year. Expectations have also improved considerably over the past several months, suggesting that the pace of growth is unlikely to slow in the short-term, and may even moderately pick up.”

According to the Commerce Department’s latest report, sales of new homes in the U.S. jumped 15.6% in January 2013 to an annual rate of 437,000, marking the highest percentage increase since July 2008. Compared with one year ago, sales of new homes in the U.S. are almost 29% higher, making it the largest increase in activity since 1993. Furthermore, the supply of new homes available for purchase in January 2013 fell to 4.1 months of inventory, compared to 4.8 months of inventory available in December 2012, making it the lowest level since early 2005.

With the increase in jobs across the country and near-record low mortgage rates, more and more people are looking for homes to buy. In fact, sales of previously occupied homes rose to the highest level in 5 years last year. Concurrently, the number of previously occupied homes for sale is at a 13-year low.

Brevard County, Florida Real Estate Market Among Top Improving Markets!

Great news! Brevard County, Florida real estate makes another list! In case you missed it, I recently reported that Palm Bay/Brevard County, FL was named among the Top 5 Best Cities For Retirees in the United States! Now, we have been added to yet another “Best of” list! Palm Bay/Brevard County, Florida was just added to the National Association of Homebuilders/First American Improving Markets Index! This particular index spotlights housing markets throughout the country that are showing signs of improving economic health by measuring employment growth, house price growth, and single-family housing growth. By looking at this data and comparing it with other markets across the country, the NAHB/First American Improving Markets Index list is created… and now Brevard County, Florida has made this prestigious list!

A total of 80 metropolitan areas across 32 states and the District of Columbia were listed as “improving markets” on the list for August. Seventy-five of these metro areas kept their spot on the list, while 5 new areas were added, including Palm Bay/Brevard County, Florida. The index measures improvements in housing permits, employment, and house prices over at least 6 consecutive months.

According to Barry Rutenberg, chairman of the National Association of Home Builders (NAHB), “The list of improving housing markets in August includes metros across every region of the country, all of which have distinctly different characteristics in terms of their economic and employment bases as well as other factors.” Further, Kurt Pfotenhauer, vice chairman at First American Title Insurance Company notes, “With nearly one quarter of all U.S. metros currently designated as improving housing markets, there is growing recognition among consumers that now is an opportune time to consider a home purchase.”

Once again, Brevard County earns a spot on a popular “Best Of” list! According to Kiplinger’s Personal Finance magazine, Brevard County, Florida, and Palm Bay, Florida in particular, ranks number three on Kiplinger’s list of “Best Cities For Retirees” for 2012. Number three! That’s really impressive, isn’t it?! And even more impressive when you take a look at the rest of the list – #1 New Orleans, LA, #2 Corvallis, OR, then Palm Bay, Brevard County, FL! Coming after us is #4 New York City, NY and #5 Pittsburgh, PA. Wow, little ol’ Palm Bay, Florida coming before The Big Apple?! That sure says a lot about all that Brevard County, FL has to offer!

According to Kiplinger, to make the cut as one of their Best Cities For Retirees, the location first had to offer vibrant cultural and educational amenities, as well as meet specific criteria for reasonable health care costs, a high concentration of doctors per capita, and low total crime rate. Kiplinger’s describes Palm Bay and Brevard County, Florida as offering the kinds of amenities people who retire to Florida expect: lots of parks, golf courses, aquatic centers, and of course the beach. Palm Bay and Brevard County is also known for great fishing, which can be found on the Indian River, the Stick Marsh, and the Atlantic Ocean, offering a huge variety of fresh and saltwater fish. The article also explains that Brevard County, Florida offers good housing values, as well as opportunities for starting your own business.

Of course I have to add my own two cents to Kiplinger’s review of the area, so here goes… Culturally, we have (just to name a few) the Foosaner Art Museum, the Brevard Museum of History and Natural Science, the Brevard Veterans Memorial Museum, the Ruth Funk Center for Textile Arts, the Valiant Air Command Warbird Museum, the Liberty Bell Memorial Museum,  as well as many other museums and galleries around the county. The King Center for the Performing Arts welcomes many national touring productions and artists throughout the year, as does the Henegar Center for the Arts, Cocoa Village Playhouse, Surfside Players, and Titusville Playhouse, among others. For music and dance, the Brevard Symphony Orchestra offers concerts throughout the year around Brevard County, the Space Coast Ballet performs several times per year, and the Brevard Chorale, Space Coast Chorus, and Space Coast Jazz Society also perform various concerts throughout the year.

On top of all of the arts and culture here in Brevard County, Florida, we have wonderful attractions such as Kennedy Space Center, the top ranking Brevard Zoo, spring training baseball games, and much more. Our abundance of waterways and 72 miles of beaches offer swimming, surfing, boating, fishing, kayaking, kite surfing, paddle boarding, and more. Brevard County, Florida has over 200 parks, and outdoor enthusiasts will love all the golfing, tennis, hiking, camping, biking and more that is available in the area.

Well, can you tell how much I enjoy living in Brevard County, Florida? I think I could go on for hours about all the great things there are to do, see, and experience here in Brevard County. It is no wonder Kiplinger’s voted Brevard County and Palm Bay, Florida among the Best Cities For Retirees. My only addition would be that Brevard County, Florida is great for everyone of all ages… not just retirees!

Mistakes to avoid when searching for a home in Brevard County, Florida!

After six years of experiencing a strong buyer’s market in Brevard County, Florida, the tables are now turning and sellers are starting to enjoy a resurgence. However, some buyers aren’t able to accept that the market is changing, and as a result, these buyers are not getting the homes they want. In order to avoid this situation, I’ve put together a list of some common errors and mistakes that buyers are making as they are searching for a Brevard County, Florida home to purchase:

1. Making Lowball Offers: Crazy low offers were the norm several years ago, but in today’s market, buyers can’t get away with these types of offers anymore. Today’s sellers are not desperate, and lowball offers are regularly ignored or rejected by the sellers. So what is considered a lowball offer, you ask? It’s different according to sellers and buyers. Some sellers consider anything less than 90% of their asking price a lowball offer, while some buyers consider bids of 80 – 85% of the asking price reasonable. Basically, for buyers who are “looking for a steal”, this market unfortunately isn’t going to offer you that.

2. Waiting, or “Sleeping on it”: With such a low inventory of homes for sale in Brevard County, Florida, today’s buyers do not have the luxury to take the time to “think about it” before making an offer. Appropriately priced homes in desirable neighborhoods are going under contract within days, weeks, and sometimes even hours of being listed. In today’s real estate market, full-priced offers are not unusual. Bottom line, if you see something you like, prepare to act fast with a reasonable offer.

3. Too Many Contingencies With the Offer: While common stipulations such as buyer financing are common, an unnecessarily long list of contingencies may prevent buyers from getting the home they want. Most often, a clean contract will win out over a highly demanding contract or highly demanding buyer. So if possible, keep it simple!

4. Failing to Make a Personal Impression on the Seller: With some sellers receiving multiple offers, buyers have to do more than just make a competitive bid. Sellers are looking at the whole contract, not just the bottom line offer. Buyers may want to take the time to meet the seller’s agent; it can’t hurt if the agent likes the potential buyer. Some buyers are even submitting a personal letter with their offer about why they like the home and why buying it is important to them. Buyers should try to warm up to the seller by “standing out” as more than just a name and a dollar amount.
